      MOVE   THE NEW TENANTS IN

  • We prepare all appropriate agreements and contracts.
  • We inspect the property with the tenant and document its             condition at the time of move-in and move-out.
  • Move-in rent and security deposits are collected in the form of                  a cashier’s check or money order.

 

      COLLECT YOUR RENT

  • Negative payment trends are responded to before bad habits form.
  • We serve all necessary notices (quit or pay, late, court eviction, etc).

 

      MAINTAIN   YOUR PROPERTY

  • We schedule and coordinate all work orders for repairs.
  • The majority of maintenance and/or repairs are handled in-house.
  • We supervise and inspect any repairs and maintenance that is               sub-contracted.
  • We monitor costs.
  • You are notified of all potential problems, big or small.
  • Your approval is requested prior to any repair or maintenance             takes place (unless it is an emergency situation and you cannot be reached immediately).
  • We will provide you with copies of all in-house maintenance              work orders along with copies of sub-contractor receipts confirming         that the work was properly completed.

  • We will mail your monthly income check along with a        comprehensive Cash Flow Statement that includes a summary of all expenses and income.
  • You will receive an annual 1099 Miscellaneous Income                  Statement for tax purposes.
